Duplex Builders Abbotsford
Abbotsford sits on a Parramatta River peninsula, and that geography comes with a trade-off. The harbourside setting that makes the suburb desirable, with its established tree canopy and a village feel around Henry Lawson Park, also means some lots sit close to the water, where the foreshore building line can limit where a building can go.
Clover Homes works as duplex builders across Abbotsford, Wareemba, Five Dock, Drummoyne, Chiswick and Concord, all within the City of Canada Bay. We start every enquiry with an honest look at what your specific street allows.
The Question Most Abbotsford Owners Ask First
Can I actually build a duplex here? The honest answer depends on your lot size, your street frontage and whether you want an attached or detached layout.
Under clause 4.1A of the Canada Bay Local Environmental Plan 2013, consent may be granted for an attached dual occupancy in the R1, R2 and R3 zones on a lot of at least 450m² with a 14m frontage, and for a detached dual occupancy on a lot of at least 800m² with a 17m frontage. A detached dual occupancy can also qualify on a corner lot or parallel road lot that is at least 14m wide at the front building line, provided each dwelling fronts, and can be accessed from, a different road.
Lots close to the water may also have part of the site inside the foreshore area shown on the LEP’s Foreshore Building Line Map, which limits where a new building can go.
Duplex Builders Serving Abbotsford and Canada Bay
If your block doesn’t meet the lot size or frontage requirements, that doesn’t have to be the end of the conversation. We build across the City of Canada Bay, including Concord, Five Dock, Wareemba and Drummoyne, so a different block nearby may be worth considering.
We manage the full duplex build across the LGA end-to-end, including DA lodgement with City of Canada Bay Council, whether that ends up being on your original block or a different one nearby.
When a Custom Home Makes More Sense Than a Duplex
For many Abbotsford properties, a custom-designed home or knockdown rebuild is the stronger outcome. It gives you a home designed around the block from the ground up, while making the most of a genuinely good harbourside site.
We’ve found this works particularly well for owners who want:
- A layout that opens up river outlook and natural light without competing for space with a second dwelling
- A single, larger home rather than two smaller ones often the higher-value outcome on a premium peninsula block anyway
We check zoning and lot size before any design conversation starts, because it changes what we’d even be designing toward. Once we know whether you’re looking at a duplex, a custom home, or a rebuild, concept design gets built around the site itself and priced on a fixed contract before anything is signed.
From there we lodge and manage DA (or CDC, where eligible) approval directly with City of Canada Bay Council. Construction is handled by a dedicated team that keeps you updated through every stage, and warranty support continues after handover.

FAQs About Building a Duplex in Abbotsford
What is a duplex, and how is it different from a granny flat or townhouses?
A duplex is two dwellings on one lot, each with its own entry, services and private outdoor space. In NSW planning terms this is called a dual occupancy. A granny flat is a smaller secondary dwelling that sits alongside a main house, and townhouses are usually part of multi dwelling housing, which means three or more dwellings, so a duplex is the right fit when you want exactly two full homes on one block.
What is the difference between an attached and a detached duplex?
In an attached duplex, the two homes share a common wall, while in a detached duplex they are separate buildings on the same lot. A detached layout has to fit two buildings and the space between them, so it generally needs a wider lot, and a block that suits an attached duplex can fall short for a detached one. We confirm which layout your lot can carry before any design work starts.
Can I live in one side and rent out or sell the other?
Yes, many owners build a duplex to live in one home and rent out the other, or to sell one once it is complete. Selling the two homes separately usually means subdividing the lot, and subdivision is assessed separately from building the duplex, so a lot that qualifies to build may not qualify to subdivide. It is worth raising your plans for the titles at the start, so the design and the title structure work together.
Do I need a DA or can I use a CDC?
It depends on your site and your design. A CDC is a faster pathway that skips council’s merit assessment, but only where the local plan permits the dual occupancy and every standard in the state’s Codes SEPP is met. In R2 zones, a dual occupancy permitted only through the state’s housing changes, and not by the local plan, is generally not eligible for a CDC under the Low Rise Housing Diversity Code, so it goes through a DA. A design that misses even one standard is lodged as a DA instead, and we check which pathway applies before your plans are finalised.
How do you handle noise between the two homes?
The National Construction Code sets a minimum sound rating for the wall between attached homes, and it requires discontinuous construction where a bathroom, laundry or kitchen backs onto a living or bedroom space next door. We design the shared wall with acoustics in mind from day one, and we plan layouts so bedrooms and living areas don’t sit directly against their equivalent next door. Window placement and entries are planned the same way, so each home feels private.
Can I knock down my existing home to build a duplex, and what affects the cost?
Yes, if your lot meets the requirements for a duplex, and a knockdown rebuild covers surveys, demolition, service disconnections, approvals and construction. Costs depend on block size, site conditions such as slope, soil and access, council requirements and your selected inclusions. After a site visit, we provide a fixed-price proposal to minimise the chances of surprises during construction, with weekly progress reports and a dedicated team that keeps you updated through every stage.
