Custom Home Builder in Northern Beaches
Want a home that fits your block, lifestyle, and budget without leaving the coast? Clover Homes designs and builds bespoke homes across the Northern Beaches Council area: Manly, Balgowlah, Seaforth, Fairlight, Freshwater, Curl Curl, Brookvale, Dee Why, Narraweena, Cromer, Collaroy, Wheeler Heights, Narrabeen, and surrounds. From knock down rebuilds & duplexes, we manage design, approvals, and construction end-to-end.
Why Local Homeowners Choose Clover Homes
- Local DA expertise. We handle coastal and flood planning controls, bushfire (BAL), overland flow, acid sulfate soils, foreshore setbacks, and tree preservation so approvals move faster and designs feel right for your street.
- Custom, not volume. Site-first design for light, ventilation, ocean breezes and privacy plus premium inclusions and transparent pricing.
- On-time, on-budget. Detailed preconstruction, fixed-price contracts, weekly build updates, one point of contact throughout.
- Built for the coast, not adapted for it. Marine grade materials, corrosion resistant fixings and wind rated detailing are part of the original design, not an afterthought.
Knock Down Rebuild on the Northern Beaches
Love your address but not your house? A knock down rebuild delivers a brand-new home on the block you already live on, often faster and more cost effective than a major renovation. We coordinate surveys, demolition, service disconnections, DA or CDC lodgement and construction from start to finish.
Popular knock down rebuild briefs on the Beaches
- Family homes with open living, a butler’s pantry and seamless indoor outdoor flow
- Guest suites, multi generational layouts and dedicated home offices
- Coastal smart design for cross flow ventilation, deep eaves and corrosion resistant finishes
Home Building Options for Every Block in Sydney

Building on Coastal, Sloping and Bushfire Prone Blocks
From oceanfront to bushland edges, Northern Beaches blocks rarely come flat or straightforward. We design split level solutions that manage slope, rock, bushfire ratings and drainage while protecting your outlook, and we plan for marine grade materials, coastal wind exposure and relevant coastal hazard or flood requirements from the earliest design stage rather than retrofitting for them later.

Duplex and Dual Occupancy Builders
Live in one and invest in the other. Our duplex designs balance yield, privacy, parking and coastal character, and we test feasibility against zoning, minimum lot width, setbacks and private open space requirements early so your design aligns with both council and your goals.

Designed for Your Specific Suburb
Manly, Freshwater, Collaroy and Frenchs Forest don't share the same streetscape, terrain or planning controls, and a design that works on one won't necessarily suit another. We start every project with a site specific assessment rather than a template, so the outcome reflects your block, your street and the suburb it sits in.

Custom Home Builders Northern Beaches FAQs
Will a new build actually hold up against the coastal weather out here?
It will if it’s designed for it from the start. Salt air, wind exposure and moisture accelerate wear on the wrong materials, so we specify marine grade fixings, corrosion resistant finishes and detailing that’s built for coastal conditions rather than adapted from an inland spec after the fact.
My street has narrow access, will that stop construction machinery from getting in?
Not usually, though it does change how we plan the build. Many Northern Beaches blocks sit on tight, winding or sloped streets, and we assess access early so equipment, deliveries and staging are worked out before construction starts rather than causing delays once it’s underway.
Will bushfire season actually pause my build?
It can affect specific trades and site access during declared high risk periods, but it doesn’t mean months of lost time. We build bushfire attack level requirements into the design from day one and plan the construction schedule around seasonal risk rather than reacting to it after the fact.
Can a custom design still fit in with the character of my street, or will it look out of place?
Custom doesn’t mean it has to stand out for the wrong reasons. We look at scale, materials and streetscape presentation on your specific street so the home feels considered next to its neighbours, even while being designed entirely around your brief.
What happens if my block has view sharing expectations from neighbours or council?
View sharing controls are common in coastal suburbs and factor into height, siting and window placement from the earliest design stage. We work through these constraints before lodgement so the design respects reasonable view sharing without compromising what you actually want from the home.
