How much does a knockdown rebuild cost in the Inner West?
Costs vary with home size, slope/rock, heritage/conservation requirements, soil class and inclusions. After a site visit and survey, we’ll provide a fixed-price proposal and flag reports likely needed for character/streetscape and (if applicable) heritage. The Inner West uses suburb-specific DCPs (Ashfield/Leichhardt/Marrickville) that emphasise streetscape and heritage outcomes.
Is a duplex allowed on my block?
Often yes subject to zoning and site criteria. NSW’s Low & Mid-Rise policy makes dual occupancies permitted with consent in all R2 zones (DA required). Local LEP/DCP controls still govern setbacks, landscape, parking and amenity. We run a fast feasibility against Inner West LEP 2022 + the correct DCP chapter for your suburb.
Can I use CDC (fast-track) for a new single dwelling?
If your design meets the NSW Housing Code standards (height, setbacks, site coverage, etc.), you may pursue a Complying Development Certificate (CDC) through Council or a private certifier via the NSW Planning Portal. CDC does not apply to duplex DA permissibility in the Inner West.
How long does a KDR or duplex DA take?
Timelines vary with scope and information quality. Council outlines its DA process and lodgement requirements; the state DA guide explains steps and documentation. After design and approvals, construction typically runs 12 months depending on site and complexity.
Do you handle Inner West Council approvals?
Yes survey, required consultant reports, and the DA (or CDC where eligible). We prepare responses aligned to the relevant Inner West DCP (character/heritage/streetscape) and manage certification through the NSW Planning Portal.
