How much does a knock down rebuild cost on the Northern Beaches?
Budgets vary with size, slope/rock, BAL (bushfire), coastal/flood constraints, soil, and inclusions. After a site visit and survey, we’ll provide a fixed-price proposal and flag the likely flood, coastal hazard and bushfire reports your DA will need. (Council maintains dedicated hazard guidance you’ll be assessed against.)
Is a duplex allowed on my block?
Often yes, but it depends on your zoning and which legacy DCP applies:
- In WLEP 2011 (former Warringah) R2 areas, dual occupancies/semi-detached are now permitted with DA consent (no CDC pathway). Apply Warringah DCP chapters incl. C1.8 Dual Occupancy and related residential controls.
- In former Pittwater, use Pittwater 21 DCP – D16.2 Dual Occupancy plus site controls.
- In former Manly, refer to Manly DCP 2013 residential provisions. Amazon Web Services, Inc. Council has also adopted DCP amendments to align with NSW’s Low & Mid-Rise Housing policy so check the latest chapter overlays before lodgement. northernbeaches.nsw.gov.au
Can I subdivide a duplex into two titles?
Subdivision depends on your LEP standards (lot size, frontage, services) and the DCP controls for access/parking, landscaping and private open space. In WLEP 2011 areas, any subdivision must meet WLEP 2011 subdivision standards in addition to DCP controls; Council’s note on dual occupancies explicitly calls this out. We’ll test subdivision at concept stage so the DA drawings and statements line up.
How long does a KDR or duplex DA take?
Allow time for design + approvals (DA or, where eligible, CDC for single dwellings only) and then typically 18 months for construction depending on scope/site. Council outlines the DA process and pre-lodgement steps; duplexes proceed via DA (not CDC) under current rules.
Do you handle Northern Beaches Council approvals?
Yes. We coordinate surveys, consultant reports and the DA (or CDC when applicable to single dwellings), including responses for coastal/flood and bushfire (BAL), plus landscape and drainage documentation to match the correct DCP chapter for your suburb.
