How much does a knockdown rebuild cost in The Hills?
Budgets vary with size, slope/rock, bushfire BAL, stormwater/flood constraints, soil class and inclusions. After a site visit and survey, we’ll provide a fixed-price proposal and flag likely reports (e.g., flood impact/stormwater and bushfire documentation) for your DA. The Hills publishes stormwater & flood guidelines and mapping to check constraints.
Is a duplex allowed on my block?
Often yes subject to your zoning and site parameters. From 1 July 2024, NSW’s Low & Mid-Rise policy made dual occupancies permitted with consent in all R2 zones state-wide (DA required; not CDC). Local controls in The Hills DCP (Residential / Dual Occupancy) still govern lot size/frontage, setbacks, landscaping, parking and amenity. We run a quick planning check before sketching concepts.
Can I use CDC (fast-track) for a new single dwelling?
If your design meets the NSW Housing Code (height, setbacks, site coverage, landscaping, etc.), you may pursue a Complying Development Certificate (CDC) via Council or a Private Certifier through the Planning Portal. CDC does not apply to duplex permissibility in The Hills.
How long does a KDR or duplex DA take?
Timelines vary with scope and documentation quality. Applications are lodged online via the NSW Planning Portal; after design/approvals, construction typically runs 12 months depending on site and complexity.
Do you handle The Hills Shire Council approvals?
Yes surveys, required consultant reports and the DA (or CDC where eligible), including responses for bushfire (BAL) and flood/stormwater per Council’s guidelines, all lodged via the Planning Portal.
